PACE-ing Your Home Improvement Projects

In recent years, there has been increasing concern about energy consumption as it relates to the environment, and more specifically, energy efficiency within the home. Up to 75 percent of a home’s energy consumption is directly correlated with its heating, cooling, and lighting costs.  Because these costs are so high, many homeowners are eager to tackle some of those lingering home improvement upgrades, but may be hesitant to move forward due to the upfront investment involved. Fortunately, for many qualified homeowners, California has developed the PACE program to help assist with these projects.

PACE, or Property Assessed Clean Energy, is a multi-program service that is supported by many county and/or local municipalities as a means to provide affordable financing to homeowners interested in upgrading and increasing the energy-efficiency of their homes. One of the greatest benefits of utilizing the PACE programs available in your area, is that they require little to NO upfront costs from the homeowner! In addition, PACE programs can allow homeowners to finance up to 100% of the project costs depending on each home’s eligibility.

There are two main factors that determine eligibility for the programs: the amount of equity available on the property and the type of home improvement project the customer is looking to do. When requesting assistance, the project in question must be related to energy conservation or improving efficiency of the home.  Such improvements include replacing your home’s roofing system, replacing inefficient windows, painting your home’s exterior with heat-reflective coating, or installing insulation in key parts of your home.

There are several other benefits to taking advantage of PACE programs. By using a PACE program for energy upgrades, each home’s carbon footprint on the environment is reduced. As a result, homeowners can save or reallocate money wasted on pesky heating and cooling bills throughout the year. Lastly, upgrading and/or retrofitting may help your home sell at or above market value, if or when you decide to sell.

Some might be a bit wary about taking on such a large financial burden, and the PACE programs understand this. Approval does not require any upfront costs to the homeowner, and the financing is NOT tied to the owner’s credit rating or score. The property owners repay the home improvements through assessments added to the property tax. Homeowners have a choice of 5, 10, 15, or 20-year repayment periods, depending on the upgrade(s). Like other tax assessments, PACE program financing is linked to the property and depending on the mortgage company, the debt may be passed down to the next home owner.
